Abstract

The aim of the article was to analyze the agricultural land market in the Wielkopolska province and to indicate the influence of legal factors (successive amendments to the Act on the shaping of the agricultural system) on the development of this market. The main element of the work undertaken was the analysis of quantitative changes in the market of agricultural real estate: number of transactions, sales area in state turnover, and transaction price in state and private transactions. Changes in the indicators were analyzed during the legislative work on subsequent amendments to the Act. As a result of the compiled statements, the possibility of occurrence of relations between the introduction of further legal documents and changes in the market of agricultural real estate has been indicated. It was indicated that the number of transactions on the market and the total area of sold agricultural land was reduced. Despite the quantitative changes in the transactions made, there has been no evidence of a permanent decline in prices and their fluctuations in periods of revision. An analysis of the agricultural real estate market and legal factors has made it clear that legal conditions negatively influence the size of the agricultural land market by limiting the number of transactions and total sales.
