Abstract

Purpose – the main aim of this paper is to present the estimation results of hedonic price models and residential properties price indices constructed on the basis of data on transactions on the real estate market in Szczecin. Design/Methodology/approach – in the article, hedonic price models of residential properties have been estimated (linear and ln-linear models). The study was conducted on the dwelling market in Szczecin in 2012-2015. In addition, the price indicators of real estate have been calculated (using the Laspeyres and Paasche formula) and combined with commonly used methods of measuring the dynamics of prices of residential properties - the mean and median. Findings – the results of the estimation of hedonic models are not satisfactory. This is mainly due to the poor quality of input data, which is why there is a need to create and improve the databases of real estate market in Poland (also in local terms), which will contribute to improving the quality of the estimated hedonic models, and thus the price indices of residential real estate.
